Hello everyone,
we are currently planning our building plot (we want to buy it soon) and have now received the development plan from the city.

We would really like to place our house in the back corner (see red marking) and the question now is whether we are allowed to build the garage directly on the border to the right next to it (outside the building window). Unfortunately, I can't really make sense of the development plan here.

Can someone help me here?

Thank you very much!

Best regards
Hannes

Neither can I, because 1. only the drawing is visible and 2. only a small excerpt of it. Regarding the lateral boundary distance, garages typically enjoy a privilege (up to lengths and wall heights that a usual garage usually adheres to, and without a roof terrace or similar). Development plans also have "textual determinations" alongside the drawing, which represent their equally important second half. In general, many questioners make the mistake here of zooming into their property and thereby cutting off a lot of information that is stated "a few meters further" on the drawing.

Outside the building window, a garage can usually be built. But why don't you ask the building authority/municipality instead of here?
have Fun!

Thank you very much first of all. I thought I would ask here first before inquiring at the municipality. Hmm, can any cables or similar be seen on the right at the boundary that possibly may not be allowed to be built over with a garage?

No, none are marked there. Then the building permit area probably wouldn’t pass there either.

"Seeing" something there might be possible for Madame Obscura in her crystal ball - maybe. I only see that the zoning plan draftsman is a great admirer of Picasso. And also that the plan excerpt is not suitable for qualified statements because it is too small and the legend is missing, etc.

I can read zoning plans well, but I do not guess zoning plans.

Yes. He means southeast (if the plan is oriented north) of the red rectangle outside the building envelope where the tree stands and the right of way for the city is registered. But as you already say, far too little information. We do not even know whether the building plot was formed according to the dashed lines, which are not fully visible because of the right of way. And depending on how binding the location of the tree to be planted is (textual specifications), there is no room for a garage or driveway anyway.
