What is still unclear to me: the role of the developer here. We ourselves want to build on the meadow and may then have to sell other parts of the meadow as building plots, precisely in order to be able to finance the development at all.

Then you will probably have to pre-finance the development or transfer the responsibility for the development to someone who will then issue a corresponding invoice

I meant that you yourself take on the role of the developer, namely to develop the entire meadow, build on it, and sell what you do not want to live in yourself. Or you offer the meadow to a developer (someone who is able to handle the development).

Can someone knowledgeable assess whether a commercial activity already exists or where the boundary would be drawn?

If private individuals acquire and sell more than three properties within five years, this constitutes commercial real estate trading.

Good day,

Hello,

You advance all costs; correct.

That is also not the city's business – they can provide you with the cost statement of the development plan.

No one here can reliably answer what the total cost of the development will be; among other things, it depends on where in NRW the plot to be developed is located. When we work with our partners as developers, we also first look at the conditions on site.

In my opinion, you will have to develop considerably more than 55.00 m; you want to sell plots, and these should also have proper access/development. From my point of view, it also makes no sense to first build a road only to dig it up again later.

By the way – what is supposed to happen to the farm?

Either way, you will become commercial if you want to handle the development and subsequent sale of the plots privately. Therefore, the advice of some users to contact a provider whose daily business is development is quite sensible.

Rhenish regards
