Hello dear knowledgeable ones,

we have currently found a very beautiful piece of land. Of course, there is also a catch in the story, and that would be the development.
We, as well as the neighboring property, are in the second row (see picture, our desired plot 24/2 is marked).

The neighboring property (Flur 24/3) is developed via the access road (light blue).
We have already contacted the utility providers and received more or less sensible answers.
Telekom: officially no line to 24/3, although there is a contract
Electricity: there is an official line
Water/sewage: at least the sewage will probably not be sufficient to connect to the neighbor

If a provider wants development from the main road, then the others will probably follow and want to lay their lines there as well.

The question now is how expensive such development would be for us if we were to open the access road once and all providers (water, electricity, Telekom) would lay their lines there. From the main road to our property boundary, it is 63m.

It will be expensive for you. Why should others pay along?

Yes, but how expensive .... we are still in negotiations regarding the [Grundstück] and therefore the price can of course be renegotiated

Which federal state and near which larger city?
There are extremely large differences depending on the federal state

Westnetz in NRW charges almost nothing for electricity
(of course, with 63m already a few euros surcharge on nothing).
Others sometimes several thousand euros.

The property is located in Hesse near Gießen.

I think from about 30000, no upper limit.

What kind of road is that? Cobblestone or concrete?

But I almost don't believe that there are no cables there.
