Hello,

we are currently in the detailed planning phase of a new build (together with an architect) and just can’t decide on the last detail.

Specifically, it concerns the upper floor. In front of the bedroom is a dressing room. In the original plan, it was arranged so that you walk through it along its full length to get to the bedroom.

Our concern was that the dressing room would become narrow and corridor-like and you would always have to walk past all the wardrobes.

Now there is another option: the dressing room rotated by 90°, so that you walk through the short side. But this requires changes in the bathroom and makes the hallway area bigger (wasted space?).

Which option do you think is better? I am very curious about your opinions, and thank you in advance for any feedback!

Attached are 2 sketches with the floor plans.

The two variants of the sketch excerpt honestly do not inspire any belief at all that "detailed planning" and "last detail" could be meant here in any way other than (self)ironic. And to be even more honest, I could imagine that the "architect" is actually a draftsperson for building applications.

I can only agree with 11ant here. It is certainly not fine-tuning when the toilet drainpipe is placed arbitrarily. Your version does not offer any advantage whatsoever: this room will become a messy storage space for clothing. Better to have a straight aisle, where attractiveness can be added with lighting. Besides, the room could also be made a bit wider. But in terms of location, the bedroom seems too closed off from the rest of the house here. That will always feel uncomfortable.

I think I need to clarify something: The two drawings are of course not the architect's drawings. I can imagine that the original drawings may not be published without the architect's consent, so I uploaded excerpts from my self-made Sweet Home 3D drawing. The positioning of the sanitary fixtures was initially done by me as I imagine it best for the respective bathroom – nothing is set in stone yet. I hope that even with this relatively rough level of detail, the basic question is understandable.

Both variants are not very good as shown.

But if

the window at the bottom of the plan is removed, moved to the right or left side of the bedroom, and the headboard of the bed then faces downwards on the plan. Then the bed can at least stand in the middle of the room and there is plenty of space on the right and left. Also, the passage is not next to the headboard.

That doesn't change anything about the matter.
