Detached garage / large garage - plot with slope

Let's see: So the 7 x 7 m garage is now supposed to face the street, basically in the current driveway, and be cellarled with additional garages (?) 12 m driveway length minus 7 m garage length would leave 5 m driveway in front of the garage, matching the requirement of many state building codes. So with an even slope, still 1.25 m height difference over the new length of the driveway. Or rather so filled up with this remaining height difference as well. Or is the new garage supposed to / allowed to go directly to the front boundary?

In Bavaria, a garage may be built directly on the border or at least 3 m behind it, for whatever reason. I am leaning towards 4 m. This way, a car can still comfortably park sideways in front of it.

Exactly: On ground level, a large garage, underneath as a storage room two garages (earth-load capable and reinforced) with doors to the slope. Above, a gable roof.

In total at current market prices 60 grand, I estimate. With own work on the earthworks and the roof. Plus retaining walls.

You could, for example, inquire at Beton Bernrieder in Rosenheim, they also have special solutions and garage-like storage rooms on their homepage...

Also to you 11ant - after all, it's a frame. The basement seems to make the thing quite expensive. Maybe in the end there will be a garage at ground level and a separate storage shed. It shouldn't cost that much.

Yes and no. The garages below don’t get cheaper by not parking cars in them; and here they still have to support the upper garage. The earth pressure around it is comparatively unchallenging, groundwater somewhat more so. In addition, retaining walls will still be needed overall in the terrain modeling, the gable roof isn’t free either. But even the 7x7 garage doesn’t simply cost "only" 49/36 of a 6x6 m garage, but significantly more. That’s why I say, full board is not the price yet.
