Demolition plot with special features - how to assess the value?

25 degrees is a proper black ski slope. There’s no more to gain with a steeper gradient, and you’d probably have to catch it more as twice 2m. Nothing more can be done with own effort, and since it’s behind the house, you most likely have to carry out the terracing before the actual house construction so that you can still get to the back properly with heavy equipment.

Soil survey, ¿surveying?, architect (at least a rough preliminary inquiry or assessment?), offer for demolition, excavation pit, terracing — do I see that roughly right?

The impression of a jumble can quickly arise when the same framework conditions are met with all kinds of creativity. It can happen that the existing house defines the building envelope on one edge and must be set back on another, whereby protection of the existing building can only of course apply to approved parts of the existing building. Also, completely far-fetched eaves height requirements or the like are to be expected. The preliminary building inquiry should of course also include terrain modeling. And expect to be able to deduct at best one Mark from the purchase price for every euro of additional expense compared to a virgin ideal plot.
