Demolition: Anything to consider regarding new construction?

Last year, we had our old house demolished and a new house built almost in the same location. The demolition was carried out by the contractor who also built the house. Although I had a somewhat cheaper offer for the demolition, I wanted to have everything from a single source to avoid any problems later on in case it wasn't properly backfilled. We gutted the old house ourselves. Many things could still be used by my children for sheds, etc. Some items were also given away through classified ads for self-removal.

Have you checked if you need the old house for the new building permit (Baufenster...)?

Our architect said the same. That’s why the demolition contractor simply removes the house and leaves a hole. Possibly he will make it a bit deeper right away if the heavy equipment is already there, provided we decide to have the basement. I don’t quite understand. The building envelope is much larger than the house. It extends over the entire rectangular plot width of 20 meters and is 17 meters deep.

Sometimes you have to build on the old basement to bypass newer regulations, e.g. distance. The problem does not seem to exist with you

Not directly, but we currently have an extension attached to the old house, which probably is not allowed to stand on the boundary again. We are still waiting for reliable information from the building authority.

That’s what I meant. If the extension is removed, you might no longer be allowed to replace it. But if it stays there, you might be allowed to adjust it to your needs.
