Who will carry this out (basement and earthworks)? A company commissioned by you or the prefabricated construction company?

The plan was/is to contract the basement ourselves. We found a basement builder who has worked several times with our main contractor (GU), but is not in such a close contractual relationship with him that he is not allowed to accept orders from the GU’s customers anymore. The basement builder’s offer was then significantly better, as we get a white tank for almost exactly the same price compared to just a normal black tank through the GU. We are building on a slope and the soil is mostly clay, so temporary water accumulation is to be expected during rain/heavy rain. I find the white tank much more appealing than a black tank with drainage, which has to be maintained regularly. For the same price, it was an easy decision for us. Since the basement builder knows the GU, the processes, site managers, etc. are also familiar, so I don’t see any real problems. The plans for the basement are made by the GU anyway in the factory planning.

I think you're imagining it too simply. From experience, it gets more complicated. Or why hasn't the basement builder started with the excavation yet?

Why exactly? Even the famous customizer said, yes, that works... I also want to plan the electrical work in. The general contractor does the electrical work later, but the standard includes a surface-mounted installation, which is then done with Rigitherm panels and becomes a flush-mounted variant. However, the panels cost nearly €10,000, reduce the living space, and you basically have Styrofoam all around you... Planning early, including embedding empty conduits, I find overall more sensible.

Because the excavation and the basement construction have nothing to do with the sampling and the basement builder could have started independently of the general contractor.

Because the main contractor usually does not do the planning when you remove the basement. And then it is up to you to ensure that everything fits and all interfaces align.
