Decision support for different floor plans

Hello dear community,

we currently have 3 GUs in the shortlist for our house construction.
We basically like all three floor plans and of course, they are very similar in principle.
Nevertheless, each floor plan has its small strengths and weaknesses, and I would be interested to know if you have a preference or see points that we have forgotten.

Anforderungen der Bauherren
Basement, floors: No basement, 1.5 floors
Number of persons, age: 5 persons; 31y, 31y, 4y, 2y, 0y
Office: 1x home office (100%)
Guests sleeping per year: Rarely to never
Open kitchen, cooking island: Open and modern

Hausentwurf
Who created the plan:
-Planner of a construction company

-What do you especially like? Why?
FP1: Staircase not directly at the entrance,
FP2: Bathroom upper floor well designed, master bedroom in the northeast
FP3: Quite good and balanced, but not our preferred GU

-What do you not like? Why?
FP1: Office a bit small/oddly shaped; bathroom upper floor too large under the slant (since we do not need a bathtub)
FP2: Bathroom upper floor not above utility room and thus some problems with the downpipe
FP3: ---

Without any information about the property, one can say little about it. Where is north? Why does everyone offer with a bay window?

I have attached the cadastral map with orientation.
The bay windows are always oriented to the south / front door to the north.

The bay window is always included to have space upstairs for the third children's room.
In the worst case, we would make it a small gable if the budget gets tight. But we also find it a little highlight for the dining room on the ground floor and therefore would prefer not to do without it. The house's floor area is already stretched to the maximum allowed by the development plan.

Why place the HAR so far away from the street? The supply lines should be as short as possible.

Where will the storage racks go? Where should the diversion take place?

Have you already bought the property?

Say something about the budget for the house.

Are there also dimensions for the house / property?

Definitely No. 2, but mirrored! Nice cloakroom space, good utility room size. Children's room roughly the same size. Space for a conventional wardrobe in the bedroom. Bathroom size should be fine for 3 children. Nice shower, everything's fine. I would never do without a bathtub, you'll definitely need it at some point and not just in 10 years... it should be included in the price.

I just noticed that the pictures have been renamed, which unfortunately no longer allows for a 1-3 assignment. Annoying!

The question regarding the HTR is of course very relevant and we have already considered it. It might make sense to position the house more towards the west and mirror the floor plans. That would give us more of a south/east garden instead of a south/west garden. Actually, we would still like to have the kitchen in the east, so we would need to see if mirroring is possible without any problems. The question is also how much more expensive the connection costs will be due to positioning the HTR at the farthest corner of the property.

Plot dimensions: approx. 26x21m
House dimensions: approx. 11.25mx9.25m
House budget: approx. 450k€ (at approx. 155QM)
Parking space not yet clearly defined
