ok, you have to weigh it up... I’m more of a principled person :)

And if we’re honest, my dream property is usually also the dream property of many other prospective buyers. And if the good piece has been sitting like lead on the shelf for 2 years, I would check and look twice and thrice. We spent a good 2 months intensively on our property, well we had the time... and then were rewarded. But you don’t always have that much time.

Our experience was generally that properties that immediately caught our eye and had already been on the market for a few weeks always had a catch. Interestingly, 2 of those properties that we had shortlisted are still available.

Applying pressure is a popular tactic, but only up to a certain point. Strangely enough, the agents/real estate companies/banks always needed three asks when we wanted to reserve for safety for 2 weeks. Also a selling tactic. Theoretically, they could have given us 1 month, it wouldn’t have changed the sale anyway.

Therefore, my well-intentioned advice... So examine carefully who binds themselves forever. And for God’s sake don’t create panic or think there will be no properties tomorrow.

I will tell the real estate agent tomorrow that we will not let ourselves be pressured. After all, she deliberately withheld information from me, or only told me half the truth when explicitly asked. That we find the property great and really want to buy it.

Today we canvassed the neighborhood and met really nice people who willingly gave us information. The property has been for sale for at least 7 years. Initially probably at a quite high price. Now it is affordable as we know, but the road renovation is due. The neighbors fear that this will become really expensive in 2 years and are of the opinion that nobody wants to buy it now because of that. Especially not with such a long side along the street and this suboptimal triangular shape.

Well, tomorrow I will call the municipality and ask around there. Let's see what comes out of it...

You should not adopt this assumption 1:1. If the initial development was fully paid by the residents – you should ask the neighbors about this – the renovation of the road cannot be exorbitantly expensive. Check the corresponding page of the relevant municipality. Normally, it is stated there how a road renovation is billed. It is important that the initial development including dedication has already been fully paid; you must also ask the land seller about this! What exactly is supposed to be "suboptimal" about this shape? The building area is in a favorable location on the property; whether it necessarily has to be trapezoidally filled, I cannot tell as it was not posted to scale. The only real disadvantage – as far as can be seen on the jpg – are the public fees regarding street sweeping + co., the shares of the renovation costs. For that, it is more than favorable to acquire! Rhine regards

Well, then you've found the disadvantage of the property. There are more things that can be checked. New/expanded railway line, new/changed airport approach route, flood protection....
