Basically, do not let yourself be pressured. There will always be some alternative found. I would try to find out if anything is being built nearby, such as a highway, power line, wind turbines, etc.

... thanks for the hint, I had forgotten that. The current federal transport infrastructure plan partly holds surprises.

I would not automatically assume that one is completely exempt from cleaning duties on a street without a sidewalk. Clarify which regulations exist here. And the statutory cleaning of the street from leaves and other dirt throughout the year is naturally a greater effort with a large street portion of the property.

Other interesting regulations are e.g. [Gestaltungssatzung], [Entwässerungssatzung], [Stellplatzsatzung], etc.

Furthermore, you should compare the development plan ([bebaute Fläche], [Kniestock], [Dachneigung &-form], etc.) with your house building plans.

That alone would be reason enough for me to steer clear of this property/real estate agent. That has nothing to do with professional work.

Well, if it really is the dream property, I would briefly and kindly tell the woman a few things, and then she would eventually give up.
