Current construction costs south of Munich

Hello everyone,

In case someone is looking for current construction costs, this is what we paid for our build:

- Construction period 05/2018 to 12/2018
- Architect-designed house with individual contracts through the construction manager
- Duplex: Apartment 1 200 sqm living space, 90 sqm usable space, Apartment 2 90 sqm living space, 30 sqm usable space, footprint 10x16m, ground floor and attic
- fully basemented with white tank
- 2 x central controlled residential ventilation
- Pellet condensing boiler heating, underfloor heating also throughout the entire basement
- Second chimney flue for tile stove (not yet built)
- Steam bath, apart from that no special extras
- Ground floor tiled

Own work:
- Upper floor self-installed parquet
- All painting work done by ourselves
- All exterior work done by ourselves

Construction costs gross 2,200€ per sqm of living space; including additional building costs it is 2,600€ per sqm of living space.

If you include the heated basement, it is not 1600€ per sqm. Or have the 120 sqm already been deducted?

He does write 2600 per m2, doesn’t he?

I was not aware that the basement counts as part of the ancillary construction costs

How far away from Munich was the construction? Architect fees included in the costs?

Hello everyone, I have taken the total construction costs without deducting the basement. All points I mentioned above are included in the numbers. The basement has 40 sqm of living space. The construction site is about 30 minutes by car south of Munich city center, still within the S-Bahn catchment area. The ancillary building costs include architect and construction manager, if I remember correctly HOAI 1 to 9, but I would have to check. Regards Harald
