Critical feedback on the floor plan desired

Hello,
our house building ideas are slowly becoming more concrete, and I have been moving walls around in the Sweet Home program for weeks. Now there is a first draft that we are quite satisfied with (felt like the 3000th version), and I would appreciate your feedback...

A 2-story townhouse with a hip roof is to be built in a §34 area
Size approx. 11.30x10.60m, living area approx. 200 sqm
No basement
Orientation west-east
4 people

Office: 2 needed, 1x family use, 1x home office
Guest sleepers per year: 20
Open architecture
Modern construction style
Open kitchen, kitchen island - still open
Number of dining seats - permanently 4, extendable to 12
Fireplace - yes
Music/stereo wall - no
Balcony, roof terrace - no
Garage, carport - yes

House draft
Who created the plan: DIY
Preferred heating technology: still unclear, probably underfloor heating with heat pump (air)
It would be great to have a pantry accessible from the kitchen, but currently it is too small for that, isn't it?
Desired: accessible bathroom on the ground floor

We are still completely open regarding the staircase design. In the draft, it is a double bent shape, but maybe someone has an idea for a better solution

Do you notice anything that might not work well? Looking forward to further suggestions...

not so easy, but: tadaa... the EG itself looks kind of squished. It should be quite square... if anyone knows how I can make a jpeg directly in sweet home 3d, I would be grateful for tips...

I just took a quick look. A few measurements would be helpful. Also, some additional information is still missing: What is the neighboring development like? Do you have a site plan?

What I notice:

Ground floor:
- Guest WC very long and narrow; how wide is the room? It doesn’t look wheelchair accessible!
- How much distance is there between the sofa and the TV?
- Dining area seems quite tight. Measurements?
- Is the right side of the kitchen supposed to run with a counter under the stairs? Is an open staircase planned?

Upper floor:
- I don’t like Children’s room 2 with the recess for the tub and the 45° wall
- Children’s bathroom feels very cramped again. Measurements?
- Tub in the children’s bathroom, only shower in the master bath... matter of taste... just reconsider, children won’t be in the house forever and then you always have to go to the children’s bathroom to bathe?
- As the only bathtub in the house, I find the placement of the tub very unfortunate, half behind the wall
- In general, I find all bathrooms in this house too small and cramped
- Arrangement of bedroom, dressing room, bathroom I find unfavorable
- The recesses in Children’s room 1 and the bedroom really aren’t necessary, the library (which is supposed to function as a study?) can be arranged differently
- What is that small square by the stairs and the dressing room?

Overall, I would say: I don’t like the design, especially the upper floor. I find the floor plan generally very convoluted and not generous. This is about 200 m². With a house of this size, you can get much more out of it.

Just a brief comment without looking more closely at the design. But I think other users will chime in.

Can you still explain the kitchen/stair area? No wall visible... static? Sitting under the stairs? Sink under the stairs? Site plan? Property? Access? Dimensions? Are you satisfied with the result? Regards
