Costs for building a house in the year 2024

Hello everyone,

this year we want to build a single-family house on an already existing plot of land.
We have already had the first appointment with a construction company, the next one will follow in the next few days.

Our ideas:
170-180sqm
Solid two-story house with a gable roof
Photovoltaics with heat pump
Medium equipment

According to the company's first price estimate:
570,000 house
30,000 garage
20,000 land development
30,000 outdoor facilities

That would be turnkey. I find the prices very sobering. Since our actual idea was around 500,000 in total.

Who else is building this year and what costs are you calculating with? Do you have to expect the costs mentioned above in 2024?

Quite normal prices. Not particularly expensive - but turnkey payments are still higher. Development costs seem cheap to me - does that include all construction ancillary costs or are they included in the construction costs (then they are even relatively inexpensive).

Thank you for the quick response. The costs were an estimate from the construction company at the first appointment. A detailed breakdown will follow. What do you pay per sqm? Acquaintances built a prefab house for 350,000 two years ago, similar sqm. Therefore, we were quite shocked by the price difference.

Never ever have your friends built a similar house under the same conditions for almost half the price, sorry if I say it so bluntly. Maybe when looking at a time horizon of 5 years, but not 2 years ago. The devil is, as so often, in the details. We are now about to finish and have spent almost 600k for 156 sqm of living space plus basement. Photovoltaics, kitchen, outdoor facilities, and additional construction costs (including demolition of the old building) cost roughly another 150k. Own contributions were worth about 70k in total and come on top if not done by oneself. Oh yes, built in the heart of Bavaria. Construction started at the end of 2022.

I am not building, but only financing my clients. My developers currently pay +/- €4,000/sqm in pure construction costs. In addition, the usual ancillary construction costs, etc.

I quoted the blank line as well because there is still a missed step: an appointment with a non-selling independent building consultant, of whom an architect would not be the worst choice.
I would always allow a general contractor (GU) in a tender. But instead of going to a tender for a GU (then as a Black Box fixed price promiser), has a high potential for costly learning experiences.

The description – especially the "medium specification" – has dangerously much vagueness / leeway. Whoever builds 180 sqm self-planned, polished by a draftsman, pays just as much as including fees for an independent architect for 160 sqm. The "trick" is quite simple: the 20 nominal sqm difference is wasted as an amateur unnoticed in places where you get no higher living quality, but you have to pay just as much for them as for the good ones.

My advice, already known to the regular readers, is therefore also here to read my "House Building Roadmap also for You: the Phasing Model of the HOAI!" and at least commission an independent architect with "Module A." During the resting phase, you then set the course and decide after its result which direction to take at the fork in the roadmap.
