Well - I just assumed (naively as I am) 20-25k for the basement - and 10-15k for the shoring...

If I already have to throw away so much money (literally), I'd rather add another 10k on top and be able to use the money - so I "have to" build with a basement :D

But the difference of 8-10k to 40-50k is indeed much greater than expected...

The additional costs for the support or height adjustment of the floor slab depend on the conditions on site. It cannot be estimated flat-rate.
As a rule, a frame is set with shuttering blocks and the space in between is filled with compactable material. A site inspection with suppliers of the base and a quotation will provide a realistic cost framework.

Personally, I would always avoid building with a basement, as the potential for uncertainties is always greater with basement construction. Special circumstances (required groundwater lowering, special sealing measures, insufficient stability of the subsoil after excavation, etc.) can occur quickly here, which drive the costs up. A soil survey should definitely be carried out. You can also ask neighbors with existing basements about their experiences.

Judging by the nickname, I assume you two are a couple? Planning to have children?
I have a semi-detached house measuring 8x10m, 2 floors and a basement. I don’t want to live without a basement with 4 people on that footprint. Heating, house connections and the washing machine take up a lot of space if you have to put them on the ground floor. Of course, without a basement (e.g. garage as storage space) is cheaper, but if the building window and the development plan don’t allow more, a basement can be a sensible (but expensive) measure.

Yes, we are two and no more children are planned - 2 is enough :D

We will build an open kitchen/living room/dining room, then a guest WC with shower (2 showers for 4 people + frequent guests are necessary).

First floor: bathroom, bedroom with dressing room, 2 children's rooms (the bedroom should not be wall to wall with the children's rooms - it's better for parents and children *g*)

Attic: was not planned before, but now the guest room + desk should go in, and then separated the heating system (if that is possible - the neighbors are building with gas condensing boiler and put it under the roof...)
Then there should actually be 2-3 sqm left for a small storage room

That covers everything we need...
The basement will just get filled with junk anyway :(

Beer crates can go in the garage (planned: 3x9m), vacuum cleaner under the stairs (or maybe in the dressing room) - only the house connection box I still have to place - let's see if the TAB allows placing it under the roof as well...

Did I forget anything??

Do you want to build with underfloor heating?

By the way, if you want to keep the option open for other heating technologies in the future, for example heat pump, large solar storage, etc., then the gas condensing boiler should be installed on the ground floor or in the basement. A later conversion of the infrastructure is not easily feasible if the heating technology is installed on the roof.

Of course we are installing underfloor heating - anything else nowadays just isn’t reasonable...

And why do you think the heat pump has to go in the basement??
I haven’t worked through the installation manuals yet, but if I look at the dimensions of, for example, the StibelEltron LWZ403SOL, then I would have to install it in the basement during construction anyway and would never again have the possibility to remove this thing from the house :(
Besides, I have no idea where I would put the supply and exhaust air pipes...

On the roof, the ventilation pipes could be laid directly above the attic.

I also don’t quite understand your point - what do you think speaks against placing a heat pump in the attic? :confused:

Besides, I want to build with a heat pump from the start if possible - but in the end it’s a question of price...
We’ll see - I’m currently waiting for an offer from a heating engineer I trust :)
