Hello,
thank you very much for your answers.
It is not really an outbuilding, but the basement of our house. Back then, a solid cellar was built and then a prefab house was placed on top of it. So nothing sticks out or anything like that; in the end, it’s our above-ground cellar. Until Corona, the double garage was used as storage space for my company.
So at 2,000-2,500€/sqm, we will probably have to shelve the project.

That does not necessarily make it easier. Is this garage/cellar part of the building’s thermal envelope? Are there building plans (elevations, floor plans, sections, etc.) to get a better idea? It gets complicated in terms of approval if you cannot compensate for the lost parking spaces elsewhere on your own property. For us, it is now mandatory to have one parking space per apartment and two parking spaces per single-family house on the property.
Long story short: invite a few local companies and get some quotes. I think there shouldn’t be a lack of interest in contracts from the construction companies by now.
