Cost for house, external dimensions approximately 7x8 m, 2 full floors

Hello everyone,

we are planning a house with

    [*]outer dimensions of about 7x8 m
    [*]2 full floors
    [*]45-degree roof without knee wall; developed
    [*]with basement
    [*]small terrace behind the house across the width of the house

Sure, there are only a few details. But can you roughly estimate what it will cost? If you count both full floors with the outer dimensions fully and the roof halfway, you get 140 sqm plus basement. Our architect has submitted his offer based on a cost estimate of 325,000 euros. But that seems extremely high to me.

Are you sure it is 7x8m? Walls will still need to be deducted.

With a 36.5cm exterior wall and one 17.5cm interior wall, roughly calculated, about 6x7m of living space remains. That's just 42m² per floor.

Yep, sure. The 140sqm from my first post are the external measurements - so without walls and therefore not the living area...

What kind of heating, heat pumps or gas boiler, according to energy saving regulations or KfW 55, 40

OK, if I first calculate based on converted space:

3 floors + attic. so 3.5 stories, for simplicity 3m height per story.
That makes a volume of 3.5x3x7x8=588m³
At 440€/m³ that would be 258,720€.

What is included in the 325k€ from the architect? Only the construction costs (chargeable fee costs) or also incidental costs such as development, outdoor facilities, carport, or also his fee?

Well, the 325k only includes the eligible costs. And we have initially excluded any in-house work. So the house is supposed to be completed entirely by external companies. Oh, just the energy saving ordinance and air-source heat pump...
