Cost estimate for renovation of medical practice 186 sqm

Hello friends,

today I had a property viewing.

Former doctor's practice on the ground floor.
186sqm on one level + basement
Solid construction built in 1985
Price 339,000EUR + broker

The property has 3 floors each with private apartments. The house is heated by central oil heating.

The room height is about 3m (so a dream.)

In my assessment, the following would need to be done:

Lower the ceiling 186sqm
Remove one or two non-load-bearing walls
Install underfloor heating
Screed
Possibly adjust electrical
Possibly some sanitary work.
Bathroom expansion
Kitchen

What would something like this cost approximately?

Can I manage this with about 60,000 - 80,000EUR?
According to the energy certificate, consumption including hot water is 124kWh.
A monthly service charge of 380EUR is to be paid, including everything except electricity.

What do you think?

It might fit, but it doesn't have to.
Does it work with the underfloor heating? Why do you want to convert in the old house?
What does "ggf." mean for you or "some plumbing"?
Bathroom expansion for one or two bathrooms? Bathrooms can become very expensive.
You will probably also need new doors. And new wall coverings or paint? And 186 sqm of tiles or parquet?
Own work or everything through professional craftsmen?

As you can see, many questions are still open. Just for the floor coverings and the bathroom(s), you can already spend €60,000 without breaking a sweat. Heating can also become expensive.

well, we would like underfloor heating. And since the ceiling height is relatively high anyway, we can easily build up 10-15 cm. A bit of plumbing would mean that the connections, e.g. for bathtub, shower, etc., are extended from the existing washbasin. I will do the floor and wall myself. The ceiling I will do with a friend. Wall coverings are high quality anyway. There is fiberglass wallpaper everywhere. I would partly leave it that way. Floor covering vinyl Bathroom tiles Windows are double glazed with wooden frames. They look relatively good. It would be interesting to know what the underfloor heating could cost and whether it can be connected to existing radiator connections. I could even, if necessary, use Polish craftsmen for 18 EUR / h

Am I right to assume that the seller is the doctor, who at the time was the first recipient if not even the (co)builder, has been retired for several years, and no colleague wants the practice rooms?

These are typically pronounced investment backlog objects, i.e., apparent bargains comparable to a twenty-year-old 750 BMW where "only the air conditioning needs to be overhauled" - "enjoy electronically adjustable leather seats at the price of a small car" ;-)

And the lucky guy then thinks, I'll easily convert the guzzler to gas and drive like a king in France for the rest of my days.

It would be unprofessional to give you advice here. Based on the information, I cannot assess it. I can only tell you that your biggest problem will be finding craftsmen at all for the upcoming work. Plan a lot of time and nerves for that.

I don't see converting the heating system to underfloor heating as that simple. After all, it currently runs centrally on oil for everyone, which usually doesn't mean low temperature, which you need for underfloor heating. Rather, you could consider installing nicer and more efficient radiators if necessary. If the underfloor heating is removed, the budget will also work out quite well. Moreover, I don't understand why you want to lower the beautiful high dream ceiling now? Even more savings potential.
