Cost estimate for building a single-family house in Bavaria BGL

Hello everyone,

we (my wife, two children and I) are currently planning the construction of a single-family house in the Berchtesgadener Land. The plot is already in family ownership.
The framework conditions would be as follows:

- Plot available, approx. 800 sqm
- medium standard
- solid brick house (without insulation; possibly 43 cm bricks)
- Floor plan approx. 12 by 10 m:
- Two full floors
- with basement (only utility cellar)
- cold attic
- double garage

For this, our architect prepared a rough cost calculation, the result of which almost overwhelmed us (see attachment). Our budget is actually only up to approx. 600 - 650 TEUR "all in".

How high would you estimate the turnkey costs approximately?

Regarding the estimate itself, I also have a few questions:

    [*]In your opinion, is this a turnkey estimate (apparently no equipment was considered)?
    [*]GFA: Is the basement counted here the same as the ground floor and first floor (at least it looks like 360 sqm)?
    [*]GFA: In calculating the GFA, I arrive at somewhat different values. Is estimating based on GFA appropriate here? Or should one rather estimate based on "enclosed space" due to the cold attic?
    [*]Are any architect fees included in the additional costs?

Morning!

I'll keep it short and sweet: it was (much) underestimated. For 360 sqm area, you can expect 750,000-800,000€ for group 300+400.
the rest is on top.

I calculate with about 2,200€/sqm.

We calculated with €400 per cubic meter 4 years ago. You can forget about the €475 in the current situation. The €2000 per square meter calculated here at that time fit perfectly. I would rather orient myself here than with the architect. But not everyone would approve of the €2200 here.

I think the architect's estimate is a bit too high. You should be able to manage with 650,000 euros for a normal to good standard!

1327 m3 is already something. We have a little more than 900 m3 including the garage and are planning with about the same budget. Our architect initially estimated (in BW) 650€ per m3. Applied to your project, that would already be 860k. We are building on a slope, which is generally a bit more expensive, but I don't think it will be much cheaper. Especially if you want upscale fittings, I wouldn’t be surprised if it costs even more.

Our cost estimate became more precise only after the design planning. Without it, you will hardly get a breakdown by trades.

So neighbors of ours paid 600k last year for 10mx11m with a basement, cold attic, double garage, and the outdoor area.

Standard, no idea if middle or upscale.
Children’s bathroom and glass doors, for example, but no electric shutters.
Completely turnkey but actually without any own work.

So 650k in 2021 in Bavaria maybe? Barely, but the architect’s estimate seems high to me as well.
The prices vary so extremely in this forum that it is really very difficult to assess.
