The masonry work is set at €50/m² including KS blocks. The filigree ceiling is defined under upper floor. About €10k for the ceiling including plastering.

Screed heating program (electricity meter runs at full speed) including dehumidifier rental and the electricity for it, and already 2000€ are gone again, which hardly anyone budgets for.
Building up partition walls in the bathrooms (for those who like it) and another 1000€ are gone.

Building has really become expensive and all the little things around it, which you might not even see later (heating program), add up quite a bit....

The question is what you want to know or for which target group you are preparing the figures.

As a builder and resident, you are at the end of the chain and have to pay for everything. Including the sausages for the topping-out ceremony (if you don’t like sausages, you can substitute something else here) and the travel costs for the occasional site visit and the costs for the move and so on and so forth. That means the whole project amounts to a sum somewhere that is (significantly) higher than the figure the bank wants to know. I always find this very basic fact quite interesting.

Your material prices are not set too low. But the labor time. For our bathroom, including waterproofing, we had quotes between €98 and €253(!!!) per m² WITHOUT tiles. Just for the labor, adhesive, and small parts. Obviously, a bathroom is much more complex than other rooms, where you can already get the labor from €50/m².

Please read everything again. Regarding my note about the construction power box, which you somehow overlooked, someone has already mentioned something about it above.

Nevertheless, I believe that you and the web have no idea about craftsmen's prices. I have little knowledge of the trades (for example, what a shell construction costs), but I know what I myself have already had to pay, for example for floor coverings. Every little thing has to be paid for, even a masonry stair railing. Costs for the house without ancillary construction costs: at least 400,000. P.S. The load-bearing capacity of the building land is not determined by a level or a new development area.

You can safely double the costs for the tiler, and that ONLY for the labor. The 6500€ including materials is absolute pipe dream.
