Conversion of electric heating - cost estimation?

I can't say anything yet because we have only viewed the house digitally so far. An on-site inspection is supposed to take place in the next few days, but if it already turns out now that this would bring enormous additional costs, we can just forget it.

But it is already becoming apparent that quite a bit may come up....

- Heating
- Insulation
- Water treatment

So if laying pipes or underfloor heating is not an option, that already limits things. There are theoretically ceiling heating systems, but I have no idea how good these are. I also mean that walls can certainly be used as surface heating. Otherwise, there is certainly the possibility of working with air-to-air heat pumps (air conditioning), which then runs on electricity, but that would not be too bad in the case of a planned photovoltaic system AND even allows cooling in summer.

For water treatment, there are domestic hot water heat pumps, so there are certainly ways. Is there an attic available to possibly install heating and especially any necessary wiring/piping?

Since the interiors are very well maintained and renovated, laying heating pipes is out of the question; you don't want to tear everything up or end up with a shell again.

The house, a bungalow, has 185m of living space; except for the kitchen and bathroom, laminate flooring is installed everywhere. No basement.

If you already mention insulation and "new" storage heaters from 2000, can I assume that it is an old and uninsulated property?

Before we start throwing heating systems around here, let's ask about the current energy efficiency. What does the energy certificate say, what is the electricity consumption of the last 3-5 years? Insulation? Condition of the windows? Insulation (+ condition) of the ceiling - flat roof? Etc.

Renovated and only laminate flooring screams to have underfloor heating installed. If in doubt, you can have pipes milled in and put the old laminate back - if you remove it properly - and it will look just like before, except for the heat pump/heating circuit distributor. But whether that makes sense, we can tell you after the energy efficiency question.

For the rest, I first have to wait for the on-site inspection.

Exactly. Have them show you the electricity bill – with the heating costs the house currently has to produce (at least if you don't want to spend the winter wearing two sweaters and three pairs of thick wool socks), the purchase price can only be a bargain. It probably wouldn't be at the top of the wish list for property buyers – unless the price makes a proper energy-related renovation appear attractive. Or the plot is so great that demolition and new construction is also an option.
