Thank you very much for your answers. The problem for a proper comparison is that I am missing the construction service description from the prefabricated house provider; so far, he hasn’t given a proper offer but handwritten numbers on graph paper ;) Overall, the offer and the equipment for the prefab house sound good, but the consultant, in my feeling, pushed too much towards signing the contract. That just seems too unprofessional in a first(!) conversation.

So, to summarize, there are no objections to building with Ytong? Our idea was also to simply wait at least half a year to a whole year with the exterior plaster so the walls have more time to dry.

A wooden house would still be an idea; this wasn’t even up for discussion before.

A ventilation system was also on the wish list for the solid house, we need to include that in the offer again.

Overall, the time and willingness to inform oneself are definitely there, but when it comes to house construction, there are so many different opinions that one gets the feeling everyone just has their favorite, and in the end, that one is simply better off. Just like heating installer X prefers to install a gas heating system and Y rather a heat pump.

But the advice to involve a consultant before building is also good advice. ;)

If a provider pushes too much for a contract signing, that would be a reason for me to remove them from the selection.
Take your time, ask for all documents, compare a lot, ask many questions, and compare again.

No. We also had a house built with Ytongg stones and are absolutely satisfied.
Our general contractor recommends waiting at least 2 years with the fine plaster (base plaster should be applied immediately). Then all possible drying and settling cracks should have formed and therefore no longer appear in the fine plaster.

That is necessary if you want to compare the offers. Otherwise, you definitely have to weigh pros and cons. You also need to gather very detailed information about the heating system etc.

That’s true as well. What’s important is that you build your own opinion and eventually commit to something. Here in the forum you will also find many different opinions. Usually, the only help is to read, read, read, get advice, read, read....
If you have chosen a certain technology, you should also look for a provider who supports your wishes and is able to implement them. It’s no use to commission a heating installer with the installation of a heat pump who has never seen one before.
In our circle of acquaintances someone is building a stone house with a provider who specializes in wooden houses :rolleyes:.

always has very good advice on where to find appropriate consulting and construction supervision.

Another feedback from the front :)

We have now gathered more information and it will be a Ytong house with an air-to-water heat pump and controlled residential ventilation.

We have now collected several experiences with the heat pump and were quite surprised how often it has already been installed. Overall, the experiences were quite positive and the costs were reasonable. That was actually our biggest fear, that the costs of such a system would overwhelm us. Thanks to the controlled residential ventilation, we also don’t have to fear mold in the solid house.

After further offers, we can say that the prefab house hardly differs in price from the solid house. The construction times for both are also within range (4-6 months).

Why the decision for the Ytong house now? It is somehow the better gut feeling and the fact that the construction companies that build with Ytong have so far presented themselves better and probably also because we have a construction company in the family that builds with Ytong. However, we are still getting more offers, so we are not committed.
