this is how it went with us:
- 04/19/2015 general contractor contract signed with the GC (incl. financing exit clause in case of rejection by the Sparkasse)
- 04/28/2015 received financing commitment from the bank with the GC documents
- 05/08/2015 notary appointment for the property
- 02-06/2015 declaration of conveyance + full payment of the property from equity (so according to the purchase agreement we were "initially" owners - so we were allowed to start)
- 06/04/2015 acknowledgment of receipt of the building notice
- 06/09/2015 start of construction
- 08/03/2015 registration at the land registry with all pi pa po (so completely finished)
- 10/25/2015 house handover without significant defects (only minor issues)
personally, I would say that we were probably one of the fastest "house builders" you can find. Viebrockhaus you might get a month faster if you're lucky (construction guaranteed 3 months, but the time before often takes longer...). I have to say that as project manager I kept the organization on track and thus pushed for a quick start of construction. from the start of construction, the process basically ran almost by itself, as the company has a clear chain that really worked well.
to get back to your question: we started mid-April, now it is mid-May. we were finished end of October, so end of November would be possible. with December+January you still have 2 more months reserve. but I seriously don’t believe you will get a house "ready to paint" by the end of January. unless you build with a company that is known for its fast completion and doesn’t dawdle beforehand either. but then you also have to put in 20+ hours weekly for weeks/months for the organization. daily calls, organizing, etc. are part of it :) then it works.
another idea: how about February/March 2017 with own work on the interior finishing. e.g. electricity/network or something similar. or take parental leave because of "being a parent" and spending time with your child :)
