Construction start in winter? Begin next spring because of moisture?

Hello,

I am Christoph from Bavaria and new here!
My question is unfortunately not always answered clearly, I will also consult a building biologist, but in advance I am asking you the question, maybe you can help us.

We wanted to build this year, so everything with the bank, property was clarified, all great so far, everything approved. So back to the builder, a regional company, very well known and unfortunately also very booked up.
They would only be able to start from October (shell construction, roof & windows), leave it standing over the winter and continue in spring. My concerns are moisture and possible mold growth. It is a single-family house with 130sqm living space with wooden windows and no basement.

So should we start now in October, or play it safe and start in spring?
What do you think? I would really appreciate your opinion!

Houses used to be left to dry out over the winter. So that is more good than bad. In my opinion, the only important thing is that the roof is on. Whether that can be managed depends on the weather on the one hand, but also on the speed of the construction company on the other. If the house is closed up, work can even continue over the winter in mild temperatures, or the craftsmen sometimes bring a heater with them. For example, in January we heated the living room with a heater and painted the boards for the roof overhangs in EL. Electricians and plumbers were also not idle during that time. For us, there were only 14 days of construction downtime indicated by the general contractor during the entire winter. However, the winter of 2013/2014 was also very mild.

We started in mid-September 2014 and just managed to get the cabin in NRW before the frost and snow came... depending on the location, it can definitely get tight. If you can, I would try to start earlier just to have some breathing room. Trying to bribe the weather god will be difficult.

We began excavation on 18.11.14. On 22.12.14 the foil was on it and the house stood through the Christmas holidays with foil and a snow cap.

At the beginning of January the roof was covered and at the beginning of February the windows arrived.

It was all no problem.

Our bricklayers were also on the construction site in light snowfall.

The house dried out super well after the roof was on and the windows were still missing. With windows you just have to ventilate consistently!

However, depending on the location in Bavaria at this time there may already be snow and possibly not just a little. Where exactly is the property located?

Thank you for your answers. That already helps a lot. : The property is in Passau, so not directly in the Bavarian Forest; this winter we only had snow in the spring. Should a fan heater be used once the windows are installed, or just ventilate?
