I lived and worked in Switzerland for 11 years and at that time I inquired at CS there. They kindly explained to me that they only do it from a credit volume of 1 million abroad (DE). Our house in DE, however, cost less than half of that in total - cheap building land. I actually just wanted to get a few government repayment subsidies because of Kfw 40 etc., so I inquired at Commerzbank, Deutsche etc., but all banks in DE were really too stupid and too complicated because of the income in CH: "We first have to make a request to the head office in Frankfurt," etc. So we just paid everything in cash; that really was the easiest way...

Purchase price and rental income do not match for me, that sounds too good to be true?

Thank you very much for the tip about Axa, I will contact them directly. I still remember seeing their skyscraper in Singapore. The DKB sent me a very long self-disclosure form. However, before I fill it out, I will talk to them first. Yes, the numbers are very good and it is a private arrangement. For this reason, I would really like to make it happen.

I am also self-employed and know the hurdles. 70K equity is definitely a statement, but 2750 net monthly sales (example for 2019) are not exactly impressive either. You really won’t be able to convincingly present the 1500 repayment to anyone. Even if taxes are already deducted, banks don’t treat that as equivalent - like the net income of an employee. I’m not familiar with the factors and keys for calculating creditworthiness. But is [KK] and [RV] already included in that calculation? What about the profit? Sales don’t say anything. All of this will be taken into account by the banks when making their decision. But sure, if you want to go for it now, that won’t help you. Getting married would be another idea.

The funny thing about Check24 was that the advisor said even with 150k equity there was nothing for me there. But I don’t really understand why the rental income of 2000 euros per month is then ignored. When someone opens a cafe, beverage income is not ignored either. Well, it won’t kill me if I wait a little longer. But I like the tip about getting married, although I can’t always get married whenever things get tight. When looking at fixed costs, future income should also be taken into account in the calculation. I have about 3200 euros per year in expenses for all insurances but don’t have to pay for work equipment or accommodation. Unfortunately, I have only worked half a year at a time and spent the rest traveling. 2020 is now the whole year and I think I will postpone any other vacations for now. What I am still trying now is to apply for a startup loan at KFW. The maximum here is 125k and I need 124k. Well, let’s wait for the holidays and then I will keep the institutions busy.
