Construction financing: too high a burden?

: Maybe you should read through the previous answers again and consolidate/supplement your financing model and your key data.

A few things are either unclear, would be helpful to know, or are simply contradictory (e.g., the thing with the building savings contract).

Hello,

we (W27 and M30) have a fixed income of almost €4000/month + a 13th salary, + shift allowances and overtime, and have one child (9).
We pay a rate of €900/month with 5% repayment (loan €200,000) and after 10 years there will still be a remaining sum of about €100,000. We can also repay this if the interest rate rises. In an emergency, just a bit slower.
Therefore, the used house will probably be paid off by (47 and 50) respectively.

We would also have liked to build a house ourselves, faced a similar decision as you. But with the monthly rate, we would not have been able to sleep peacefully anymore.
Two cars, maintenance, house incidental costs realistically just under €500/month (including electricity, water), our son's wishes, plus afternoon care (just under €250/month, so that we can both work full time!?) simply cost huge amounts on the side, which just disappear.
We live a simple lifestyle and live rurally, only drive used cars...

Our goal is to be completely debt-free at some point. Therefore, the next cars will also be saved for in parallel...

And where is the saved money? So far you have only stated the condominium as equity:

Then one would first have to ask how the 3,900 is divided between the two. That can work..

But those would now be gone plus the current warm rent for the new installment including additional costs. Instead of the 870€, about 1800€ will be needed now. There is no further saving potential then...
