Construction financing loan repayment

So I pay the full rate for 0€ or 25 thousand? That's nonsense.

WHEN did you take out the financing with HOW MANY months of interest-free grace period? It wasn't last year, was it?

Now in August. 15 months interest-free commitment period.

Nowhere in the contract is it mentioned when the full utilization takes place. Only a date is given by which I should fully draw down the loan.

I have found something that explains this better:

"From the complete acceptance of the loan, initially 0 interest installments are to be paid. From the start of repayment, a total of 300 annuity installments consisting of interest and principal are to be paid. For the period until full acceptance, a corresponding number of interest installments must be paid for the amounts drawn."

Thus, from 30.10 I only pay the interest and no principal, since I can never draw the full amount on 30.10.

From the start of repayment, a total of 300 annuity installments consisting of principal and interest are to be paid. For the period until the complete drawdown, an appropriate number of interest-only installments must be paid for the amounts drawn." With this, from 30.10 I only pay interest and no principal, since I can never draw the full amount on 30.10.

The bank calls this: "Annuity loan with deferred principal repayment".

Exactly. So it’s no big deal and not nonsense ;)

I also find these clauses in the contract quite difficult to understand. We had the same situation at the time, where the repayment started earlier than we had expected because we had misinterpreted the clause in the contract. Often, however, in case of doubt, a personal conversation helps. We called the bank advisor and explained the situation, and the start of the full payment was postponed by a whole year without much fuss. Best regards
