Construction financing - is it possible to reduce the interest rate?

0.99% without earmarking is of course tempting. I haven’t asked yet what conditions I will specifically get. But with 100€ savings, I will probably spare myself further efforts. Thank you for your hints.

In the first year it's 100 euros something.... in the second year a bit less. And so on.... So something between 300 and 400 euros total over the next 5 years. But! you buy that on the side with higher repayment, because the loan definitely has to be fully repaid within 5 years (so no balloon financing).

The smarter way (if you can afford the additional repayment) in my opinion is: put aside the 100 to 150 euros every month (e.g. [Tagesgeld]) and then once or twice a year (depending on the special repayment agreement) use that as an actual special repayment. In my opinion that saves the most money with the least effort.

what you can currently of course do is deal with the follow-up financing in 2023 provided there is an outstanding debt. There are banks that offer a forward loan 5 years in advance.

Can it be done, but does it make sense? Only if you really think that interest rates will rise by at least 1%. The surcharges are likely to be around 70-90BP. With that, it would still be cheaper than before, but would make the decision dependent on one's own opinion.

with us it was worth it, was about 4 years earlier

the offer costs nothing, and yes you can wait monthly

Then you can also ask the bank to calculate the termination of the loan (early repayment). Maybe that's even more worthwhile than a forward.
