What is always possible is to withhold your equity and not include it in the financing, then you can freely assign contracts. Your girlfriend is 25. You come from the countryside.
At the latest when your house construction becomes concrete, the pressure from outside and also the inner desire for a child will grow.
So I think the topic of children is already VERY close for you.

Inform yourselves about daycare fees, plan 12 months of parental allowance and possibly also a period with no second income! The bank won’t plan that for you

We also want to build right now... 32/34 years old.... now a child is expected... A tough time is ahead. We arranged with the bank that we will bring in our equity at the end... meaning we have to simply prove 80k paid invoices via bank statements. Anything above that does not need to be proven. Therefore, I would take the land from you as equity and keep your money safe in case the land is enough, so you can do whatever you want with it during the construction phase. Good interest rates are already available from 20% equity coverage... We have a 450k loan with 0.94% interest, 5% special repayment, fixed for 15 years. The KFW loan 120k was accepted as equity + the 80k equity from us... so you already have some numbers. I would simply calculate with 2500€/m2 plus additional construction costs... better to take a bit more upfront than to refinance later. Otherwise, calmly rent out the apartment, but beware of the later sale (if rented out) the 10-year period must be observed because of the speculation tax. Good luck

With us, it was recognized that way. Otherwise, we would not have reached the 20% equity limit. Without the KfW loan, we would have been at 1.14%. Some banks do not recognize the KfW loan as equity. However, our house bank was very flexible.
