Supposedly, the ancillary construction costs are completely included in the 325,000. For all three providers. Hmm. And what do you think about KFW 55? Sensible? Or unnecessary? And my fear of an even larger amount? Better to plan for a bit more money? Or to save strictly? I realize that in the end, my husband and I have to and will make the decision. Still, I find it very helpful when the overall plan is thought through to the end in other minds. Therefore, many thanks again for your previous help

Somewhere here is my thread about the house. And we needed 300,000 EUR including ancillary building costs for 125 sqm with KFW55.

I don't believe that is realistic.

I have now used the Baufinanzierung calculator and run the numbers up and down with different figures, and indeed it wouldn't be such a drama if the project costs more. It really doesn't make sense to hold on so firmly to the 430,000 Euro mark. We would be finished paying off by our mid/late 50s. So theoretically, it would be possible to pay for a little longer.

Additionally, it might make sense to prepare two residential units, so we can later rent out the part with the empty children's rooms. Or I could use it as a practice for myself and then save on rent. That would also be sensible and is allowed according to the [Bebauungsplan].

Possibly also give up on the 55. With 7 people in the house, it quickly gets cozy. I really mean it like that: it will definitely be warmer with your 7 bodies than with just the two of us [emoji52]

Current status, with a request for opinions: -KFW55 canceled for cost-benefit reasons. - 75000 plot - 6500 purchase incidental costs -273202 euros for a 197 sqm house (including prefabricated garage) with gas heating and solar, turnkey except for floors and walls, whereby bathrooms and utility room are tiled -12000 house connections -3500 fees, insurance, surveying, pressure resistance test - 15000 earthworks - 15000 material floors/walls and expense allowance for work by friends (a painter friend will paint and lay floors together with us and friends at mini-job level; is that legally okay??) - 4160 DEKRA - 500 light well - 6000 paving (100 sqm) - 5000 garden (fence, small garden house, material for terrace) -10000 kitchen - 1000 daylight spot for hallway So we end up at around 430000. However, every child actually only has 12-13 sqm. The bank still calculates with 445000, although we cannot take advantage of 15000 cost-free if we really do not need it. Now I am curious about what the construction or first of all the sampling will bring.

Even though it has nothing to do with the financing, the 15k for walls and floors might be tight. We're noticing that right now with 135 sqm and the plan of 10k.

Is the house coming with a basement? (Because of the light well)
