No, I don't have a negative balance. My account balance is in the almost five-figure positive range... It's only about the current month where expenses were higher than income...

So we had to submit the entire last 12 months. Maybe you should do that too, so it shows that you don't blow your money every month!

Hey, so some banks like ING require a score of at least 95, otherwise they're out. Other banks (Sparkassen etc.) are not necessarily interested in the score if the general conditions fit, then they add a 0.20% surcharge for the bad score, and do the financing. If DB backs out, then get in touch ))

Hello. Through the intermediary, we submitted a preliminary inquiry at Sparkasse Bremen without documents. In doing so, Sparkasse Bremen AG (hypoport/ FINMAS) made a real estate loan condition inquiry.

Now it is said that the bank basically envisions financing after the preliminary inquiry, but the documents are missing. Our advisor could not answer the following question: Has the Schufa check already been done in advance through the inquiry, i.e. since no rejection has come, does it look good? Or will there be another inquiry with the documents? Or has the score not yet been considered? Can anything be said about it?

That was probably just a conditions inquiry in order to be able to create a basic offer. Whether you get the loan or not is still completely uncertain, not just the conditions. Only when all documents, including the requested and subsequently requested ones, are complete, will there be a binding offer or rejection.

Savings banks are rather uncomplicated and often offer alternatives before there is a sudden rejection.
