Construction experts <-> Salespeople

I have already read several times that you should make sure to conduct negotiations with the construction company with construction experts and definitely not with salespeople. A dumb question: how do I recognize that? Should I ask the person to show me some papers proving that they really are a construction expert? Is there such a thing?

In many cases, you are not given a choice - many companies we visited had it separated. But it should be said that not all salespeople are automatically poor in expertise - we had some who could answer questions and some who simply could not, or even worse, those who made things up.

What is probably true is that one should not rely on "promises" and "assumptions" - following the motto "yes, 10 cm taller windows are no problem and can be easily changed when the time comes," and in the end, it turns out that it is not possible because otherwise the house would collapse.

Are you interested in such things or in neutral advice? You are most likely to get that from an architect/expert (although of course fixed opinions exist there as well). A specialist from a company that only builds with aerated concrete will hardly start praising perforated bricks or the prefabricated house production from Denmark.

What do you see as the difference between salespeople and construction experts?

Salesperson "A" sells you offer "A"... salesperson "B" sells the product of their business partner "B" and even the architect sells you their product "C". Meaning, everyone is a salesperson ;)

The question is much more whether the seller is "just" a seller, or – as in my case – also at the same time the site manager (or architect or or or)

It was personally important to me to have the same contact person from A to Z.

This will only be the case in very rare cases or with very small companies, and if he was good at both tasks, then you have probably found a very rare specimen.

Small construction company. The question is - what is a good salesperson, who is he good for (company or customer?), and do you want a good salesperson? ;)
