Construction defects in new buildings - expert advice sought

Hello dear ones, I bought a newly built condominium 1.5 years ago. Unfortunately, I am noticing some defects that have only appeared over time. I think corners and edges were skimped on everywhere!

Maybe there are experts here who can tell me if this is normal?

1. The baseboards have shifted at the 90-degree corners, they no longer fit flush but protrude

2. Doors no longer close properly, they have also warped

3. Switch programs are partially already loose

Is it normal that one has to readjust here or is it a case of poor workmanship?

About skirting boards and doors. At least with doors, it's a matter of adjustment. Someone should come again here.

With skirting boards, the wood expands and contracts, which is quite normal, especially with the seasons. You could also ask about that.

An electrician should come for the switch programs.

Basically, you can be glad that there are no serious defects.

Everything is not defects but normal for a new building. However, it is possible to negotiate a visit from the door/window installer and electrician with the GÜ and also have the windows readjusted, which is often necessary after 1.5 years.

Are the baseboards glued or doweled? Glued baseboards only hold if the walls are reasonably straight and the boards are not under tension. You can easily check crooked walls with a straightedge. They might also come loose if no proper mounting adhesive was used. If they are doweled: have the dowels come out of the wall or are only the boards crooked? Cheap boards might well have been used here. If necessary, it might be enough to glue them again with good adhesive (e.g., Otto Coll Allbert) or follow a recommendation from a specialist retailer.

Have the door frames warped? Or the door leaf or the wall? Are there any settlement cracks visible somewhere? Use a level.

By switch programs do you mean the inserts or the covers? Can't you just screw them back on? Maybe someone just didn't tighten them enough back then. Your profile says you are an electrician, so that shouldn't really be a problem.

By law you have a 4-5 year warranty, don't you? Point out these issues to those responsible and have someone come again or talk to them. Maybe they will also say that it's no problem to come again. Or has someone already told you that you have to live with it/pay for a repair? Otherwise: first try to have a conversation.
