Construction costs single-family house - How much should I calculate per m2?

Everything is included there..... everything. We don't want any nasty surprises. Not that suddenly it says: oh no, the floor coverings are extra or the sanitary fittings were not planned.

€40,000 garage: that's what the architect said: double garage, built into a slope (terrain has to be retained), flat roof..... I don't know more details.

If it only concerns the complete single-family house (170 sqm) including all required work, the quoted price for a KfW 70 efficiency house is in my opinion too high; if the costs for the plot of land are also included – well, unless your building plot is right in the middle of the Kö – then they would still be too low :D


You write in another thread that you trust your architect and probably will also build with him. If he only gave you the above response, I would think twice; that information would not be enough for me. For a double garage 6 x 6, even if it has to be built into a slope, these costs can’t possibly apply; unless you own classic cars and the garage has to be specially designed for constant room temperatures ;)

hm, it concerns

1. the single-family house WITHOUT land (which cost another €140,000). Our architect showed us in a book how much similar houses are allowed to cost (this is some kind of guideline book for architects) and compared it again with a current project that is comparable and close to completion, so it reflects the current price situation.

Maybe I should mention that according to a construction cost index it is about 8% more expensive to build here than on average. Many very wealthy people live here and we are within the catchment area of several large cities (NRW), very good transport connections, but rural (25,000 inhabitants). Very popular and accordingly expensive.

2. The garage.... yes, the price shocked us. But on inquiry, all our acquaintances have similarly expensive garages. So this apparently is nothing unusual either... It is a very simple double garage.

I am reluctant to undermine our architect and request other offers. I also wouldn’t know where. On the other hand, it is about quite a lot of money....

I think I have lived there too, parts of our family still live there - Meerbusch, or one of its districts -?

If that is the case, the notion that building is "more expensive" is absolute nonsense; the situation looks quite different when it comes to the rent index. It is also not uncommon for houses - many years old or newer new builds - to be sold well above their original construction costs; Verona - currently the most prominent citizen - sends greetings.

We are currently designing a single-family house in Stockum, also not the cheapest residential area, yet the construction costs are no different than in Neuss or Cologne. It always depends crucially on the builder and his attitude towards the project. He should earn his profit, just like everyone else involved in the project - after all, he ensures that his company can remain active in the market for many years. But he does not have to get rich "by force"; that usually backfires :D I know that some builders and also architects base their prices on the location of the construction site, with the motto: "they have enough money" - I avoid those people because that implies they are happy to rip me or our clients off elsewhere. Our clientele ranges from the small worker to the self-employed entrepreneur, and we want to ensure that everyone - according to their financial means - can call a solidly built house their own; everyone is treated equally, regardless of the size of their wallet - but always at eye level!


I want to continue being honest, I cannot imagine a reason - except the one mentioned before - that should make a plain 6 x 6 garage so expensive. In your case, considerable earthworks are involved, but still....


That honors you, on the other hand, we are not talking about buying a washing machine or a car here. You should definitely get comparison offers ;)
