We will now finalize the financing.

Currently, my breakdown looks like this:

Single-family house KfW 55 turnkey with some extras included as in the initial post.
254,700€

Plot (already purchased in August) with all incidental costs
103,700€

After we also did a pre-sampling, the following is added:

Basement pressure-resistant 6,450€
Higher installation effort tiles 80x80cm
900€
Staircase solid oak with brushed stainless steel
3,081€
Surcharge after sanitary sampling
2,316€
Planned surcharge for electrical installation
3,000€

Others:

Kitchen 10,000€ (completely planned and calculated, Ikea. Appliances Neff/Bosch/Siemens)
Furniture 10,000€ (already have many pieces of furniture - couch, bed, wardrobe etc. but needs to be new. Plus lamps, curtains, etc.)
Sanitary own contribution 3,000€ (I removed a few things that will be done in EL.
Floor coverings 3,500€ parquet living room/bedroom, laminate children's room.
Interior doors 3,000€ Offer available. Installation will be done in EL with known craftsmen.
Exterior facilities 15,000€ for carport, driveway paving. The essentials
House connections 5,000€ (without gas) That’s about right, in our building area now 2 houses have been completed. Both were below that.
Construction electricity/water 2,500€
Surveying 1,500€
Crane space 1,000€
Terrain modeling 2,000€
SAT system 1,000€

Total 431,647€

+ buffer
--------------------------
Budget 450,000€

In addition, about 8,000€ in equity reserves.

I don’t think much more can be missing, right?
The furniture item is also chosen generously, since if necessary we would also have all the furniture we need. There is actually also room for the expert etc. I don’t necessarily have to have double burden in there now, since we can easily pay rate and rent in parallel. And the rate only increases with construction progress. Construction start is mid-June, planned completion mid-December. Provision interest would be incurred from February 2017.

Regards,
Daniel
