Construction costs realistically estimated?

Hello everyone,

my partner and I are currently in the initial phase of the "Bauvorhaben". We are currently in talks with various banks regarding construction financing – some of you may have read my thread about evaluating our financing The next step is to approach the builder. We already have rough ideas. At this point, the question to you is: do our ideas fit the planned total price?

At this point, a big thanks again to the forum and the many helpful posters Many of my questions have already been answered there.

We have set ourselves a personal total budget (construction costs 345k + additional costs 40k + kitchen 15k) of 400,000 EUR. The plot is already in our possession and fully developed. It is an absolutely flat plot with soft soil.

Our ideas:
- Single-family house in new construction (solid construction) with approx. 150-160 sqm living space + basement + double garage with direct access to the house
- Classic gable roof
- Open living concept
- Air-to-water heat pump

Room design:
- Ground floor 80 sqm LS: Entrance hall/wardrobe, shower/WC, cooking/dining/living, pantry, office/work
- Upper floor 80 sqm LS: Hall, storage room, bedroom/dressing room, shower/WC/bath, children's room 1, children's room 2
- Basement 80 sqm NS: Hall, heating/laundry/technology, work/shop, supplies, hobby room

Planned own contributions:
- Electrical engineering
- Painting work
- Flooring (tiles: yes / parquet: no)

The following would be nice, but would probably go far beyond the budget:
- Fireplace in the living area
- Automatic residential ventilation
- Laundry chute + central technical shaft with access on every floor

Is the project realistic with a "good" level of equipment?

Even if you leave the planned EL aside and plan with the aforementioned nice-to-haves, you are well within your budget. So all good Rheinische greetings from on the road

@ Building expert Can you give a brief estimate of what the "goodies" cost on average?

(1) Heating fireplace (between living and dining area) with windows on both sides (to look through) as shown in the attachment: 5,000-8,000 EUR - would I be within that range?



(2) Automatic residential ventilation (without heat recovery or with heat recovery): Absolutely no idea :-(

(3) Central technical shaft with laundry chute: Absolutely no idea - probably also depends heavily on the architecture for efficient routing of all lines (electricity, water, laundry)

Different topic - Floor plan: We are already collecting ideas, whether in trade magazines or in prefabricated house worlds. In a trade magazine, we noticed a very interesting floor plan. The living area slightly exceeds our needs, but in principle - especially on the ground floor - we like it quite a bit.

As a layperson and especially with the first build (which hopefully also remains the first), many weaknesses are not noticed at all.

I have attached the floor plan. What do you think of it? Do you see any direct weaknesses/criticism points? A basement exists but is not shown.

Your desired fireplace will probably cost more like 10-12 TEUR – the units are expensive and also difficult to integrate because you need a lot of space for them, otherwise they won’t have the desired effect. In the picture, the stove pipe is more than ugly. Ventilation – if you have it done, you’re looking at 10-15 TEUR (depending on provider/specifications), with EL rather between 7-9 TEUR. Central installation duct with laundry chute basically costs almost nothing – it just has to fit into the room concept. We have both – the finished laundry chute costs up to 1000 euros in EL depending on provider, but I’m using a large KG pipe and will make the door myself at the top. Then it won’t even cost 200 euros...

ad 1) For a heat-retaining fireplace in combination with a controlled residential ventilation system, you need a DIBT approval for the heating insert (independent of room air operation) or you must additionally have a pressure monitor installed that shuts off your ventilation system in case of negative pressure. In addition, the chimney must be appropriately designed (annular gap or separate air duct). You should plan at least €10,000 for the heat-retaining fireplace, pressure monitor about €1,000.

ad 2) depending on whether central or decentralized (there are plenty of forum posts). Decentralized from about €7,000, central from about €11,000 (very rough figures, depending on the provider)
ad 3) unfortunately, I have no experience.

Really I actually find that quite stylish

Thanks in advance for your assessment Well then, I'll reconsider the controlled residential ventilation, because the chimney would definitely have priority.

Don't I need such a pressure switch anyway if I also have an exhaust hood vented outside? The chimney will be in the same room as the kitchen due to the open living concept.
