Construction costs mini-bungalow (approx. 50m²)

Hello, since I place very little value on a large living area and prefer to spend the saved money on my hobbies, I am planning to have a small bungalow built soon on my already purchased plot. I live alone and plan to have the house extended with an annex if needed in case there is a lack of space. I have already worked out a floor plan and envisage an open one-room layout in order to have a sufficient sense of space despite the small living area (in combination with a room height of 2.80-3m). On the internet, I came up with construction costs of 45-50 T€ in a calculator ([Die Website darf ich ja nicht nennen.]), depending on the equipment. ... My question is, are these construction costs realistic? The plot is located in Saxony-Anhalt (area BTF-Wolfen), the development costs unfortunately vary greatly and cannot be estimated.

Here are some more details about the construction project: no basement, 36.5cm Ytong exterior walls, 11.5cm Ytong interior walls, floor coverings: inexpensive laminate in the living-dining-bedroom area and tiles in the bathroom. Kitchen-living room and sleeping area form one room ...36m², entrance area (hall) open...4.5m², bathroom + utility room...9.5m²...

Apart from the fact that I wonder what for.... The construction costs do not match. There are basic things that always cost the same: heating, plumbing, electricity. Even the "basic supply" is unlikely to come close to 45k.

Whether one is attractive to those ladies who do not want children when in the best marriageable age with a house? - I consider a separate youth room to be a crazy idea.

The company Town & Country has such a small bungalow in their program, at least around 80 sqm, I believe. It costs about 90 thousand without additional costs. In our settlement there is one, it’s a kind of holiday home. For one person it’s okay, also good for permanent living. For two it’s somewhat too tight, no storage space.

And where is the kitchen in your calculation?? Sorry, but I wouldn’t build that small. My living room alone is almost bigger than your entire house. In your case, I would rather rent.
