Construction costs for a single-family house, additional building costs?

Thanks to you all so far. Yes, KNX blinds and sauna are definitely not included. As I said, I'm just afraid of completely underestimating the additional costs!

Then get a geotechnical survey done as soon as possible, then you will be on the safe side. And who knows, maybe you can also borrow less. I was given a service provider for a geotechnical survey here in the forum -> commissioned yesterday. The appointment is on 15.05. and the result will come on 30.05.

Without the updates I mentioned, I really can’t imagine how you want to burn through the money with that plot price.

We are building in BY 139m² plus basement (2 full stories solid with bricks) for 420k€ including e.g. KfW 55, 26k€ for L-blocks, air-to-water heat pump, 3-sided chimney from Schiedel, 2x 3m lift-and-slide doors, central controlled ventilation + underfloor heating in upper floor, ground floor and basement, 220m² tiles (floors + walls), electric shutters, 8.82 kWp photovoltaic system, terrace paths + carport, painting work, guest WC with shower.

The price is of course without plot and kitchen.

So you should be able to get a lot done if the soil cooperates.

Well, next door they excavated and it was all rock. So I am pretty sure it is the same with me. A geological report is included with my house and will be done soon!

I also find the additional costs for sampling too low. I would rather calculate in the range of TEUR 20-25. Just the sanitary installations alone cost us TEUR 20. Then there are the electricians, tiles, and stairs... Unfortunately, your TEUR 5 is really just wishful thinking... even if it sounds harsh.[emoji6]

You can fully furnish a bathroom for 20k without any problems - it is definitely not necessary to pay such a high surcharge.

Hmm, I don't understand that. Laying tiles and the tiles themselves up to €30 per m² are included in the price. All sinks, bathtubs, and toilets as well (standard is sufficient here!). Even if I now went up to €50 per m², that would cost me a maximum of €1500. I don't need KNX or roller shutters. An electrician will definitely be needed, and that will increase the price, but only because of about 10-15 sockets as well as 4 LAN ports and 3 SAT connections and HDMI to the terrace. Electric shutters are already included in the price. Floor coverings are also a bit more expensive than in the bathroom. Fingerprint at the front door is also already included in the price, but I still calculate €500 extra for a different handle, etc. Stairs, okay, will certainly cost extra to have them made in stainless steel, but do I need that? I don't think so. Depends on the price. I will report what it actually ends up costing, but reading this I rather expect about €10,000 instead of my thought €5000.
