Hello everyone,
thank you for the lively participation!
That's correct, we don't want anything extravagant or rather we have to make sure that it will be enough.
We rent a house, furniture will be taken over, except for the usual suspects (lamps).
The slab would be included. What do you mean which incidental construction costs have we not considered yet?
The house would have an air-water heat pump (if I remember correctly). It is neither a catalog price nor an offer price.
We summarized the costs in discussions with the seller (!). It was the basis for the decision whether to buy the plot.
We hope that the earthworks will be sufficient. According to the prefabricated house provider, we should expect 5T-10T€. The advantage is that we have a civil engineer with an excavator license and excavator in our circle of acquaintances. Maybe he can operate it for us. According to geoinformation, the soil is uncontaminated. It is an existing plot with a house, which will be divided.
That is important. We have an appointment soon with a local construction company. On the phone, the "estimated price" with the data was 450T€ just for the house without a basement *shock*… we will see!
Further suggestions/comments/tips are welcome and thanks for your time!

But 12T would also be enough if you don't want anything extravagant.
New furniture is still missing from your list or do you already live in a house?

Phew... there are still quite a few incidental construction costs missing...
Is the slab already included?
What kind of technology does the house have? Is it a catalog price, bare without frills and controlled residential ventilation?

Earthworks are always a question mark.
If your plot is flat, load-bearing and free of contaminants, that fits.
Otherwise plus X, especially disposal costs for contaminated soil are catastrophically high in BW.
Prefabricated houses are usually not the cheapest way to build.
