my husband and I would like to build.
I can purchase the plot cheaply (€15,000).
We would like a single-story bungalow, with the possibility to expand. We actually don’t want to expand, but you never know ;) so initially an attic.
The living area will be about 152 sqm.
Now comes the question of all questions :D
How many €uronen will I have to budget for the entire build? I mean now without kitchen, furniture, wallpaper, tiles.
We’ll do the electrical work ourselves and will help wherever we can.
And we would like underfloor heating in the rooms that are used often.
I’m not very familiar with this, do you need more information?

First of all, the cost side of a solid construction. I assume that with 152 sqm you mean the footprint and not the living area; otherwise it would be more expensive again.
Plot: TEUR 15
Bungalow on BP with WD 25°: TEUR 230
Additional construction costs: TEUR 35-40
Painting work as EL: TEUR 10
Floor coverings as EL: TEUR 10
Outdoor facilities as EL: TEUR 10
Garage 3 x 9: TEUR 12 (including sectional door, garden access, and strip foundations)
Reserve extras: TEUR 10
All in an estimated investment of TEUR 337 in the Rhineland. Lower Saxony is somewhat cheaper – in the range of 3-3.5%, considering material and craftsmen hours. However, if you want to commission a reputable prefab house provider, my estimated costs increase, as the classic prefab house industry – due to the system – must offer at higher prices.
If you want to do electrical work as EL, a maximum of €5,500 - 6,000 can be credited. But you should keep in mind that you also have to buy material – so the mentioned amount is by no means a real saving.
In the above example, the roof pitch is not really optimal for you; it only provides sufficient storage space. So for a later expansion not really suitable. Which, conversely, means you have to pay extra for a higher roof pitch – possibly a knee wall. Though I wonder about the sense of a bungalow if it is supposed to be expanded upwards later?
What your friend built, I cannot understand (possibly a closed shell and the rest as EL?), therefore I cannot evaluate it either. But don’t forget that several years lie between and building prices have increased significantly; the energy saving ordinance adds its part as well.
If you really want to save money, then electrical work as EL is the wrong way. You save most and best on the shell construction – with enough time and an experienced construction manager at your side, that should be possible.
Therefore, I strongly recommend that you have several talks with building consultants/house sellers to get a feel for the things you want to tackle. And – please don’t just look at the price at the bottom right of the offer. This viewpoint usually fails.
