Somewhere in the back of my mind, that is clear to me.
On the one hand – if he (the owner) agrees to your idea of "selling now," in my opinion you hardly have any other options than those I described in my first reply. The (rather sparse) responses to your thread do not reveal any constant pattern or calculation basis regarding reserves for maintenance; but of course, I could be wrong. Therefore, you will only receive reliable answers if the owner discloses the necessary documents that enable you to simulate a "how feasible" scenario.
On the other hand, I am always cautious with statements like "possibly, maybe in 10-12 years," because a lot can happen in 10-12 years (your parents might also have misunderstood a statement). If the owner is healthy and financially independent, your parents can probably wait out this period without worry. If one of the parameters changes – surely there are more – the "planned" future can suddenly become much darker.
Therefore, for me there is only one viable way – talk to your family (your parents should know about the amount of the maintenance fees and private reserves regarding the separate property), and if they agree with your idea, arrange an appointment with the owner. If he sticks to the thesis of wanting to sell only in several years, try to negotiate a right of first refusal. If he agrees to a sale, you know that you can act – in agreement with your family.
Either way, in my opinion only the conversation with the owner can shed light on the matter.
