I would advise you — when the time comes for you — to consult an architect and work out the floor plan with him. Since you want to implement a lot in EL, it would also make sense for that architect to prepare the service specifications. You can then obtain offers for the work you want to award. The architect will calculate the bungalow according to his tables either way, giving you an automatic price benchmark per trade and allowing you to compare the incoming offers optimally.
