Complete solid construction company, hire individual companies?

Hello everyone,

I am new here and we plan to build in the next 1-2 years. We have already visited various model house exhibitions and, because of the negative aspects (such as noise, value retention, etc.), we are less convinced by prefab houses. We definitely want the solid construction option; I already have a few offers, which I find too expensive according to my expectations. Now to my question, which no one has been able to answer so far: Is it cheaper to hire a ready-made solid construction company or to hire an architect and individual companies from the local area?
Information about the house: 170 sqm, double garage, dormer and floor-to-ceiling windows on the terrace side, knee wall approx. 1.2 m with a gable roof approx. 30 degrees... budget for the house is about 220,000 without land.

Furthermore, I would like to know whether with the prefab companies it is better to have the heating and electrical work done by them (because of mass production) or whether it would be cheaper to rely on local companies?

I hope you know what I mean and understand me?!

Sorry, that is wishful thinking. The single-family house alone will cost around EUR 260,000 and then we are not even talking about a double garage; maybe a small dormer.


It will not be cheaper if you exclude these trades from the scope of services. I could also well imagine that your favorite will then also exclude the subsequent trades from his services, so you end up with a refined shell construction.

If you find a reputable provider, they will anyway work with craft companies from your local area.

Hello verbagdonas, just as a comparison for you. We built a prefab solid house with a WU basement, turnkey, except for the basement room(s) (only ready for painting and without floor coverings) 109m² + approx. 32m² in the basement (guest and hobby room), gable roof 32°, knee wall 115cm, at a price of 238,000. So you mean a shell construction without technology wouldn’t be worth it with such a provider? Or it wouldn’t make much of a price difference?

What about a provider or rather an architect and commissioning various companies?

I don’t want a turnkey solution; interior work, that is hanging ceilings, tiling, interior window sills, installing underfloor heating, painting, fitting doors, chasing slots for electrical wiring, etc., I would do myself...
