Even if I probably can't argue against your wishful thinking, that is way too cheap. Not for the above-mentioned 170 sqm. Have the contract professionally reviewed by someone who can tell you what is missing or where the developer will likely demand additional payments. If the company actually builds at the price you mentioned, I would check the financial situation of the firm :) That then smells like imminent insolvency.

No, I didn't write that. I said that - if you leave out electrical and sanitary installations - your preferred company will probably offer you a shell house because they won't continue working after the electrical installations. That has a lot to do with warranty issues.


There are many threads here on the HBF with even more opinions :D


Then a refined shell fits. Do you also have the necessary expertise and time for the interior finishing?

I will not answer that for you because I do not have the entire contract package in front of me. An offer must always be viewed as a whole, meaning the offer, BB, contract for work and payment plan, floor plans, and if applicable, the notary contract as well as additional attachments.

If you believe the offer is okay, then sign it. If you are looking for "backup" for your decision, you need to find someone who reviews your documents. A lawyer, BSH, or even the consumer advice center will gladly help you. Individual items from the BB, as you have listed them here, are of little help in this regard. If your sole concern is the price at the bottom right, any discussion is over.

To help you understand better: I have been preparing these kinds of evaluations for quite some time. But: only with knowledge of all the facts can realistic assessments be made, because I also bear a significant share of responsibility for the decisions made after studying my evaluations. And then I want to be sure I know all the facts.

Well, but even after reading here for 15 minutes, one will notice that others have paid much more for a smaller house. And if one then assumes that not everyone is a complete idiot who has too much money to give away, one's own offer should make one very suspicious.

So, regarding expertise, the thing is that my parents completely gutted and renovated their house 2 years ago, and I was involved in almost every step (learned quite a bit). In addition, my father-in-law has already built 2 houses and is skilled in many areas. I also have several electricians, carpenters, etc. in my circle of friends.

Topic time: at the moment not at all, since I am still attending evening school alongside my job, which I will finish in 1.5 years, and only then want to start building. In the meantime, we wanted to buy a plot of land and start planning.

To be honest, the offer surprised me as well; the garage is included too :confused:
Therefore, I would prefer to go to an architect and commission individual companies from the region, but I think that besides more precise planning, increased costs will also come our way.
