Complete semi-detached house with a granny flat. Base height and eaves height?

The thing with the 3 units is no problem... but only 2 full floors are allowed everywhere. I think I'll ask directly at the office.

The most sensible question in my opinion would be whether, by integrating the building into the semi-detached houses environment, one would be willing to combine the two plots and then allow three or four residential units on this entire property.

Regarding the fundamental consequences, such as the number of full floors, floor area ratio, floor space index, and so on, they will refer you to your own eagerness to learn (or to an architect). The offices do not provide active building owner consulting.

Good morning, What made us and the architect suspicious yesterday is the following. In WA 2, 2 VG are possible with a TH of 6.5m, that fits so far. Now, in WA 3, there are 5 plots with detached and semi-detached houses that allow a TH of 10 m. However, only 2 VG as well. What sense do you see here?

The one I see at first glance, you will also see after a bit more practice in reading plans: from an identical ridge height of 12 m, especially with shed roofs, a roof pitch of 18° logically results in a higher eaves height than one of 42°.

I have understood that so far. But if I build a [pultdach] with an 18 degree slope, I am still only allowed to build 2 [VG], then I would have a room height of 5 m if I utilized the [FH] with 12 m, right?

The dimensions are both maximum values. The eaves height is sufficient for two floors without sloping ceilings. In the attic, with a house depth of 14 m, you reach about 4.5 m at the ridge if you use the full 18° pitch, and about 11 m ridge height. As Uwe Seeler said so nicely in the C-Tel commercial: "my wife did the calculations." :)
