Yes, you can practically bring any house up to any desired standard. I have managed better than KfW 55 with DIY work (mid-60s build).
But assume that the oil heating has to be removed and a heat pump with underfloor heating installed. Exterior insulation with EPS will also mean that the roof overhang at the gable has to be extended. Otherwise, insulate with PUR or even better phenolic resin boards.
Balconies are energy-wise crap, if not absolutely necessary (balconies are not really necessary in a single-family house anyway), then remove them.
I can well imagine that part of the roof (in the area of the upper floor) also needs to be insulated.
160 sqm for the house – just for all the energy measures including ETICS – costs significantly under €100,000 in materials to even reach KfW 55, if you put a bit of effort into shopping and stay creative with the measures – for example, the small window in the gable is simply over-insulated and not redone. Underfloor heating including heat pump is also done by yourself – then the total material costs (without new screed) are under €10,000.
If the roof also needs to be done, then it could become six figures.
Who is doing the DIY work? Just you two or are friends always involved everywhere? Because in the end a lot has to be done, I know from my own experience. One year will only work with a lot of vacation or friends who hopefully always have time for you. A four-digit number of working hours will easily be spent. If you are not a craftsman, it also takes longer than a professional.
Concrete tips gladly on request.
Hi,
just out of interest, where in NRW are you from? I am currently planning the full renovation of a 1950s house and could use some advice. Maybe we can have a chat sometime. Best regards
