I was with my cousin and his fiancée today to view their potential building plot. The plot in question (620 sqm) is a building gap right in the town center and is currently used as a garden plot. In terms of dimensions, it would be ideal for a single-family house and is also flat (a rarity here). There are currently a few mature fruit trees, various shrubs, a large bed, and a small shed on it. It is maintained, but quite overgrown. Around it on all four sides is a hedge about 1.40 m high; I believe it is hornbeam. A building permit is available, and the development costs would be added. The plot directly borders a small cemetery (with 400 inhabitants, not every day is a funeral, so the location is okay for them). What should be considered when "replanning" as a building plot or with what costs should one roughly expect in advance in order to be able to build at all? I don’t have a green thumb, but I fear that the preliminary costs to make the plot ready for construction will not be insignificant. In particular, the root system of the old fruit trees worries me. The shed has to go, as do the old paving slabs. I also don’t imagine removing hornbeam hedges to be exactly fun or cheap. Not to mention the disposal. Since the plot is being sold privately, these costs should of course be taken into account when determining the price. If anyone has knowledge or experience in this regard, I would be grateful if he/she could share it with me. Have a nice Sunday!
