City villa with 165 sqm - first ideas?

Hello everyone,

just a brief note: we are still at the very beginning of the planning process and are complete beginners here... but we want to be well prepared for the first discussions and for us it is mainly about finding out whether "we are on the right track" and whether our planning roughly fits at all. The furniture has only been placed sporadically.

We want to build a city villa with approx. 165sqm – important to us on the ground floor is a guest room that can ideally be used as a master bedroom later, as well as a guest WC with shower.
Upstairs, three children’s rooms plus master bedroom as well as a small "workroom" for sewing machine, vacuum cleaner, nocturnal guinea pigs.

Plot size 1,100sqm, NE location, house will be centered on the plot, driveway and parking spaces to the right with passage through the utility room

bathroom upstairs above the living room (possibly insulation of the waste pipes?)


Why is the design as it is now?
first approach from us as "laypersons" that contains all rooms relevant to us at first, but can certainly still be optimized

I don't think the basic layout is wrong - but the kitchen won't work like that. Depending on whether an island is important to you, it needs to be solved differently. What I notice on the upper floor is that an extremely large amount of space is wasted on the hallway; I would reconsider the layout there. For five people, the bathroom might also be a bit too small, although that is very subjective.

I would really like something like this with such or similar dimensions (just as inspiration):

It makes no sense to make the hallway on the upper floor so large; it can be reduced and the rooms made bigger instead. Without artificial light, the hallway upstairs is completely dark. The bathroom would be definitely too small for me with 5 people.

Bedroom does not work with the dimensions ... Bathroom theoretically has the sewage pipe running through the living area. Probably would not want to build it that way. Stair height on the ground floor is not sufficient for a door.

Thank you for all your suggestions, my husband has tinkered a bit more. The bathroom is currently under 7 sqm - bigger would of course be great, but the children's rooms are more important to us. Do you have any ideas about this rough layout?


We want the children (all still quite small now) to have their own "children's floor" upstairs when they are a bit older, so definitely the shower downstairs in the guest WC; this way the (rather small) bathroom upstairs is effectively only for the children.
