We have been quite busy for a while making sketches for our house, but there are always a few things that we don’t like so much. It would be nice if you had some ideas or even better floor plans that could make the planning easier for us. Or just tell us what things one should consider. Hope there are some answers....thanks in advance

I had hoped for creative ideas. Not for such a "catalog house"...... they are all always very similar

In a city villa measuring 9 x 9, you hardly get any creativity. Besides, we hardly know your needs, so you have to come up with a bit more... number of children, office, etc.... as already written in the other thread, there is a difference whether you can plan 120 sqm on one level or only 65 to 70 sqm on one level. If you don't like a catalog house, you have to go to an architect, we can't take that off your hands here. There are no architects here who give you free services for nothing.... or you post a "creative" plan of your own that can lead to discussions here. There are some who can come up with advice + food for thought.

Furthermore, good planning depends on the plot... The G-Plan should be there, then you can determine where the living areas go (cardinal directions, entrance, etc.). Is everything permitted in the development plan? You spoke of the bungalow, now 2 full floors....

The property is 18m wide and 29m long. On the right side, a carport (4m) is to be placed on the property line, followed by the house. The development plan allows both. The back and forth is due to indecision, but we went out again yesterday and find the city villa more beautiful. The roof must have a minimum slope of 30 degrees. As viewed from the planned street, north is slightly to the right.

Hello Wundi,

we also initially planned a Stadtville with the dimensions 8.84x9.44 m. And let me tell you: there is no creativity in that.
No matter which layouts I tried myself or looked at, it always more or less ended up the same.
