City villa floor plan - Planning by a planner of a construction company

Good evening everyone,

we have been following the forum for some time now and are at a point with our floor plan where we would like to present it to the watchful and experienced eyes of the forum.


A few words in advance about the plot:

- Just under 1100 m² (approx. 18 m street frontage, just under 60 m deep)
- The plot is located at the end of a dead-end street and is therefore correspondingly quiet
- There is a stream nearby. Due to the high groundwater level, we will build without a basement



Development plan/restrictions
Plot size: 1070 m
Slope: no
Site occupancy index: 0.2
Floor area ratio: 0.3
Building window, building line and boundary: freely selectable, with setback areas
Edge development: detached single-family houses respectively, the plot behind (FS 582) will also be developed soon
Number of parking spaces: 2
Number of stories: 2
Roof form: hip roof
Style: modern city villa
Orientation: at the north-west corner of the plot (approximately where the garden shed is currently marked)

Requirements of the builders
Number of people, age: 4 (35, 30, 3, 1)
Room requirement on the ground floor: kitchen, living room, small office, WC with shower, utility room, storage room

Room requirement upstairs: bedroom, bathroom, 2x children’s rooms, dressing/storage room
Office: used in the afternoon as a teacher
Guests per year: 5
Open or closed architecture: rather closed
Conservative or modern construction: rather modern
Open kitchen, kitchen island: closed kitchen
Number of dining seats: 6
Fireplace: no
Music/stereo wall: no
Balcony, roof terrace: no
Garage, carport: will be placed in the front area of the plot

Who planned it: planner of a construction company

What do you especially like?
Orientation toward the garden, half-spiral staircase, relatively large dressing room upstairs

What do you not like?
Ground floor: niche to allow access to the WC and office.
Upstairs: child’s room 2 still seems somewhat unsettled

- although I don't think that opinions are that decisive, I don't particularly like them here.
- the dressing room with 2.1 is too narrow... it will be more like a kind of cubicle
- as the kitchen is furnished, it's hard to get 6 people to eat there
- does a bed somehow fit into the guest room?
- somehow I don't like the hallway on the ground floor, the little extension to the guest room and WC doesn't seem very harmonious.

We have the same external dimensions but more space in the rooms. Does it really have to be this staircase shape? In my opinion, the hallway takes up too much space. I find the children's rooms a bit too large, but the walk-in closet too tight. In my opinion, the office/guest room is also too small. What kind of heating is supposed to be installed? The utility room is right on the edge. Ours is almost half a square meter larger and packed full, and we no longer have small children. :rolleyes:

Have you already looked at floor plans online? You will surely find some good ideas there. ;)

Or have the architect draw it again.

Why is the house at one end and the garage/carport at the other end? How is the access to the house planned?

Good morning,

thank you already for the hints.

A little more input on the questions:

Dressing room: For reasons of house dust allergies, we decided to move the wardrobes into a separate room. Indeed, the corridor between the wardrobes is narrow with the drawn-in furniture. If we put all the current wardrobes there, we would occupy one of the two rows of wardrobes. So there would still be space left (with the current furniture).

Bedroom: we will move the walls upstairs a little bit. The bedroom is supposed to be about 14 m², the children's rooms accordingly somewhat smaller.

Kitchen: the comment is correct. In fact, there are still too many pieces of furniture drawn in here. We will move the kitchen door further to the right (to the living room wall) and then check again whether we can place a table for six. Thank you.

Guest room: a small sofa bed would fit. A large bed (2 m wide) would not fit. We will reconsider this, thank you.

Utility room: We will install a gas condensing boiler with solar hot water preparation (300l tank). In addition, there are small storage areas under the stairs as well as about 12 m² of free space in the attic.

Access to the house: Driveway on the west side parallel to the two already existing driveways of the neighbors (1 parking space). The second parking space will be created in the front area by the street.

Just two notes:

Despite the gas boiler with solar and co, there is not much space left in the utility room. Washing machine and dryer, a shelf for supplies and co, drink crates, vacuum cleaner and mop buckets... shoes... one half of the first wall is taken up by the heating, the other half by the washing machine and dryer. On our dryer there is currently a second refrigerator. On the washing machine the usual stuff.
On the second wall, take away half again. There hang the fuse box, satellite control and CAT system as well as the telephone system (and that is the smallest). Now add drink crates (in the crate shelf) and a normal shelf. If laundry baskets are still lying around, freedom of movement is scarce. ;)

The storage space under the stairs will not be very large. Possibly one could store the vacuum cleaner and co there, provided the storage space is closed.
The one in the attic will quickly be used up. Apart from the fact that usually only things are stored there that are not needed daily.

One of our neighbors has to consider beforehand what he needs from the utility room. Accordingly, he goes in on the right or left. Why? Small children and a lot to store. ;):)

You should not consider the dressing room exclusively with the currently available furniture.
